The National Association of Home Builders estimates the latest tariffs add roughly $6,000 to the cost of a typical new home; private forecasts suggest sustained framing-lumber prices in the mid-$500s to low-$600s per thousand board feet — well above the $450–$500 range seen before escalation.

The housing fallout is stark. The U.S. faces a shortage of about 4.5 million homes, a figure climbing despite annual starts of roughly 1.36 million units. Forecasts now point to 1.2–1.3 million in 2026, far short of the 2 million needed annually to close the deficit while matching population growth. Lumber accounts for 15–25% of construction costs; persistent elevation pushes entry-level homes beyond affordability for many families, softens demand, slows household formation and intensifies rental pressure.

Treasury Secretary Scott Bessent has floated declaring a national housing emergency, acknowledging the trajectory is unsustainable. Yet American mills cannot scale quickly enough to replace lost Canadian volume. Higher per-unit margins offer temporary relief but cannot offset broader contraction in housing activity.

Canada absorbed immediate pain but emerged less vulnerable. The Buy Canada mandate has no automatic sunset, infrastructure investments are locked in, and new export relationships are hardening. Once supply chains reroute — to London, Tokyo or elsewhere — reversing them becomes economically unattractive. A trade war meant to protect U.S. producers has instead accelerated Canada’s pivot toward self-reliance and diversification.

For American home buyers, builders and policymakers, the consequences are tangible: higher costs, fewer starts and a deepening shortage that no quick policy reversal can easily unwind. What began as a targeted tariff has become a structural realignment of continental lumber flows — one that may prove far more enduring than the dispute that sparked it.
